MCO regulations and the effects on tenancy and lease?

As we all know the government has announced the latest MCO also known as MCO 2.0 in order to control the number of cases and avoid the spread of this dangerous virus before more citizen of this country are affected.
So how will this new MCO regulations be affecting the tenancy and lease??
Some of the possible impact that may be faced by landlords are obviously difficulties in collecting rental payments from the tenants. Nevertheless, given the inevitable difficulty experienced by the landlord in obtaining rental payments, he or she is still indebted to loans (not exempted under the moratorium), leave rent, valuation, services, maintenance fees, sinking funds, etc.
As for the tenants, they might loss their jobs due to MCO or some may be unable to operate their business and generate income for daily expenses of living. This would lead to inability to pay rent on time due to economic difficulties (pay cut/no income).
